Tri-sodium-phosphate is lye soap. The same thing made for 150 years to clean clothes and they didn't have gloves. Granny from the Beverly hillbillies was making a batch next to the cement pond if you think back a little. Bleach, water (1 quart in 2 gallon pump sprayer) and a cup of Dawn dish soap which is a surfactant. Like a bar of soap, it wears away and reduces the surface tension of water (Try a little in the drive way, then add soap to it) it will not ball up but spreads out getting into places like little holes and edges. I am a retired automotive ASE Master Tech, as seen on TV celebrating your cars that the lube shop damaged or left the "Mass Air Flow" sensor unplugged after checking the air filter. (Even at dealers, we are paid 20% of flat rate / an industry standard based off warranty) so $45-$58k is average even for a master that owns a $14k tool box and $100k of tools inside that go home with us when we retire or quit. Lyes! But enough! Never pressure wash, just use a hose end sprayer from the garage/shed and keep it 3/4 full of bleach, and Dawn dish soap last (Use 1/3rd to 1/2 cup) as the hose end sprayer is not hard to pull the hose up and move around. It's not slippery as asphalt shingles are covered with colored rocks. Just spray the edges and be careful as the buddy system should be holding the ladder. Unless it's an important call about work gossip. Then stay in the middle of each rung of the ladder.

Out of curiosity, with those rubber washers being so cheap, why wouldn't you just replace them both? Preventive maintenance, not reactive maintenance. Still a good video because a lot of people wouldn't know what to do in this situation.
