Why do you need to get another insured mortgage - get a money partner or JV partner or start going to non A lenders

@@CanadianRealEstateChannel Hi Matt, do JV partners look to split profits long term or do they finance the deal to 100% or even a 20/25% 2nd to 100% you may need to get started on a purchase?. Just need some clarity as to whether they look to be long term partners or help you get started with a 1st or 2nd mortgage if the deal makes sense to them.

Matt McKeever ty for responding, I feel that I have more control over the property when I am the sole owner and the interest rates are much lower than having to go to an a lender or a private lender(from what I’ve seen). I basically want to brrr the property and keep it as a rental and I have enough of a down payment to purchase it on my own at 5% down. I actually spoke to a mortgage broker and she made me aware of two other insurance programs like CMHC and one of them will ensure up to four properties. Once I have those properties I will be able to get a HELOC and will have the 20% down for my further purchases. I am buying houses in the West Island on the island of Montreal where prices have gone up around 10% annually for the last several years, so equity goes up pretty fast.
