BNO holders who are planning to leave should not rush to buy UK property without actually seeing or taking the time to check the environment. Home buying is a major decision and not just like buying a piece of cake from bakery. My friend has just relocated to UK, it takes me lots of time to explain to her the strategy of rent first and buy later. At last, he surrendered and adopted my advice. Also don't get tempted by the Stamp Duty Holiday and rush to the market, after all, it is just few percent of the property price. Plus pounds and property price may drop too. Be cautious !

第一:如果係危樓,building insurance 唔會受保,銀行唔會借錢俾你買危樓. 第二:間屋點難都可以整返好,只是時間與金錢的問題,subsidence 可以使underpinning伎倆去解決! 第三:這類型房屋有管理公司負責清潔及維修!每年管理收費分開part A 及part B,裏面會列明每個住宅單位需要繳交費用收,例如清潔,維修,整棟樓宇保險及後備資金! 第四:買家應該向業主查詢管理公司戶口,賬目以及維修工程表!通常每五至十年就會維修大廈外牆及屋頂!這個subsided 應該發生了一段時間,究竟幾時會維修? 以前係Bristol 讀 boarding School 放 half term 就係跑出倫敦幫我阿媽睇樓盤!這幾十年在倫敦買了幾間屋!自己最近又買多一間,真係會上癮連隔離左右屋契都睇埋!我喜歡自己買料請builder 做裝修! 這些價錢俾你地參考 Home buyers report £500 or Building survey £700。 律師費 £2000 (呢個律師用咗好多次,但係今次發現佢冇乜料到,我知嘅嘢仲多過佢) 銀行借貸申請Mortgage application fee £1000 銀行估價 building evaluation £500

Transformers creates unpleasant electo magnetic flux... Many HK flats has the transformer room on the G/F. That is why some 1/F flats (above transformer room) are selling at lower price. While distance over 10 Meters should be ok to bear.
Risk vs opportunity, won't suggest to go for share of ownership if the property is for his/her own use, a friend of mine his neighborhood upstairs owed the management fees for over a decade and was finally forced to auction the property for repayment, all tenants had been bearing the cost of repair over the last decade. Will consider only when you settle in the UK and are familiar with your place nearby, those on reduction in within might have potential opportunity for a good yield. Again, no rush for buying property in the U.K. I would also suggest friends to check out the car insurance premium for the places they are interested in, the difference can be more than a double to revel social security of the areas for a reference, it is more effective than and can be an addition to the use of streetcheck.co.uk.

So many utuber especially those real estates companies in UK said they can do everything for you without you actually going there. Honestly, it is quite risky.

It is not risky if you use our company. Everyone should be registered and insured. Common law is there fore reason alongside contract law. In good areas, the risk is virtually zero. If you use poorer services like estate agents only in poorer areas, then of course, things get a little more risky because the contractors will be. We have people that only deal with the better end of the market and have been doing so for decades and dealing with people for centuries (in our family's case). Too many HK are looking in bad areas on these videos.
